Park Policies
To ensure a safe, clean, and enjoyable environment for all residents and guests, Rustic Oaks Mobile Home & RV Park has established the following community policies.
Lease & Rental Agreements
All residents must sign a lease or rental agreement prior to moving in.
Monthly rent is due on the 1st of each month. A late fee may apply after the grace period.
Residents are responsible for keeping their lot clean and well-maintained at all times.
Subletting or assigning your lease to another party is not permitted without prior written approval from management.
Vehicles & Parking
All vehicles must be parked in designated parking areas on your lot or in designated guest parking.
Inoperable, unlicensed, or abandoned vehicles are not permitted on the property.
Speed limit within the park is 10 mph. Please drive carefully and watch for children.
Vehicles leaking oil or other fluids must be repaired promptly to prevent damage to the property.
Guests & Visitors
Residents are responsible for the conduct of their guests at all times.
Overnight guests staying longer than 1 consecutive day must be reported to management.
Guests do not have the right to occupy a lot or home without management approval.
Noise & Conduct
Quiet hours are from 10:00 PM to 7:00 AM daily.
Loud music, excessive noise, or disruptive behavior is not permitted at any time.
Harassment, threatening behavior, or illegal activity will result in immediate lease termination.
Pets
Pets must be kept on a leash at all times when outside and are not permitted to roam freely.
Pet owners are responsible for cleaning up after their animals immediately.
Aggressive or dangerous animals are not permitted on the property.
Management reserves the right to require removal of any pet that becomes a nuisance.
Lot Maintenance
Residents must keep their lots free of trash, debris, and excessive clutter.
Grass and weeds must be kept trimmed and maintained regularly.
Storage of junk, scrap metal, or non-functioning appliances outside is not permitted.
Management may perform periodic lot inspections to ensure compliance with community standards.
RV Park Policies
AMENITIES & LOT FEATURES
We feature 48 "Full Hook-Up" RV Lots.
The lots located in the front of the park are solid surface; the lots in the rear of the park are gravel.
All lots are "Back-In" lots. We do not have any "Pull-Through" sites available.
Coin Operated Laundry Facility On-Site.
Air Conditioned, On-Site restrooms and shower facilities.
RV Lots are compatible with a 30 or 50 AMP connection.
RATES
$50.00 Per Day.
$200.00 Per Week.
$450.00 Per Month for lot in D or E section.
$425.00 Per Month for lot in F or G section.
Rates include: RV lot rent, water, sewer, and trash. Electric is separate and billed at $0.14 per KWH.

All rates are based on up to 2 adults. Additional occupants are $2.00 per person per day or $40.00 per month extra.
We do not provide internet services, but tenants are welcome to obtain services at their own expense. Contact Alamo Broadband at (210) 587-7201.
PAYMENTS
Payment for RV lot rental is due upon arrival. If you are paying for a month, payment is due on the day you arrive and your lot rent will be due on that same date each subsequent month thereafter.
We accept personal checks, cashier's checks, money orders, Visa, MasterCard, and Discover Card. We can also process electronic checks. We DO NOT accept cash.
When paying with a credit or debit card, there is a 3% processing fee charged.
RESERVATIONS
We do make reservations, but only up to 2 weeks in advance. There is a $50.00 reservation fee due at the time the reservation is made. The $50.00 will be credited to your lot rent cost when you arrive. If you cancel your reservation, the fee is non-refundable.
OTHER
No tent camping or pop-up campers.
If your camper is more than 10 years old, you must submit a picture prior to arrival/acceptance. All campers must be in good condition and have no chipped/peeling paint, broken windows, or damages.
Parking space is limited. Each lot has room for two vehicles and there is no additional parking for trailers, boats, etc.
UPON ARRIVAL
Please call the office at 210-621-2449 when you arrive at the park to let us know which lot you will be choosing to occupy.
If you do not have a reservation, please call the office to make sure spaces are available for rent before pulling into a space.
Fill out the application/information form for the RV Park and place it, along with your payment, in the payment box located by the laundry building.
Management Rights
Management reserves the right to amend these policies at any time with reasonable notice to residents.
Violations of park policies may result in warnings, fines, or termination of the rental agreement.
Management is not responsible for loss, theft, or damage to personal property on the premises.
