Rustic Oaks Park's water & sewer provider is the City of San Antonio (SAWS). Each home is sub-metered and the tenant is charged for the gallons of water per month they use. The water/sewer bill is due at the time of rent & can be made payable to Rustic Oaks Park. The service availability charge (minimum bill) for water service furnished is $13.34 per month, plus $0.6540 per 100 gallons used. So if you used 2500 gallons in one month, the standard fee would be $13.34 + $16.35= $29.69.

-6 Month Residential Lease Required
-Security Deposit is Equal to One-Month's Rent and is due prior to move in (additional pet deposit required if applicable)
-All homes come with a refrigerator, stove and washer/dryer connections
-On-Site Maintenance Personnel
-Applicant(s) must be at least 21 years of age
-Gross income must be at least 3 times the amount of the home you are applying for
-Verifiable past rental history
-Applicant(s) must pass a background check
-Print off application
-Fill out application completely and return it with required documentation
-We do not charge an application fee
-We will approve or deny your application in 1 to 2 business days of receiving it
Rustic Oaks Park offers mobile home spots available for lease.
-Tenant is responsible for water/sewer, electricity, gas if applicable, and any other outside services they may desire
-Tenant is responsible for yard care (mowing, weed eating, light landscaping of small bushes/shrubs)
-Yards are not fenced in; tenants can install a fence at their expense that is pre-approved by management
-Six month lease required
-Prospective tenant must fill out application & be approved for residency
-All homes must be skirted and tied down in accordance with TDHCA standards within 30 days of move in
We currently have NO VACANT mobile home spot available. We rarely have move outs of mobile homes since the cost to move them is expensive. Feel free to fill out an application and be placed on our waiting list if you are still interested.

We do allow well behaved pets at the park
-No more than two pets per home allowed
-Cats must be kept inside; no out-door cats allowed
-Pets need to be kept in the home or on a leash with the tenant at all times
-Tenants may have a kennel for the pet outside
-$200.00 pet deposit for the first pet and $100.00 for a second pet
-All pets must be current on vaccinations
-NO Pit Bulls, Stafford Shire Terriers, Rottweilers, Dobermans, Chows, Great Danes.
